Geographic position
Less than 10 minutes from the historic center of Todi (only 4 km away), in a hilly and panoramic position, Casale vista Todi enjoys a magnificent view of the ancient village and the green Umbrian valley.
We are located in the Sagrantino and Grechetto wine area, a short distance from important medieval villages, rich in art and interesting food and wine routes, including Montefalco (25 km) and Bevagna (29 km), reachable in about half an hour.
The farmhouse is also barycentrically located with respect to the main historic centers of Umbria: thanks to the E45 highway, just 3 km away, it is in fact possible to reach Perugia (42 km), Orvieto (42 km), Spoleto (47 km) and Assisi (58 km) in less than an hour.
The nearest airport is Perugia, a half-hour drive away (43 km), while Rome (137 km), with its airports (Rome Ciampino at 157 km and Rome Fiumicino at 168 km), is about 2 hours away by car.

According to current regulations, it is possible to expand the area dedicated to hospitality by converting the two agricultural outbuildings, with no size limitations, subject to the approval of a development project.
Additionally, part of the agricultural buildings may be converted for residential use, up to a limit of 200 sqm and within 50 meters of the nearest building, with the possibility of reconstruction in another location up to 1,000 meters away.
All interventions are subject to prior approval by the Municipality of Todi.
The surface area is calculated on the basis of the net floor area including internal partitions and increased by 10% for load-bearing walls.
State and finishing
The farmhouse is an integral part of the history of Todi and its entire district.
In fact, there are certain news of its existence as early as the 1400s, although its origins are much older since, during its renovation, artifacts were found that can be traced back to Roman times.
A bronze coin depicting “Caesar Augustus,” mosaic fragments, numerous worked travertine stones, and stone and brick load-bearing arches testify to the fact that the present building arose from the demolition of the so-called “Palace of Trajan,” a Roman villa whose concrete remains, still present today, can be traced back to the ancient foundations.
The structure was then owned by the Nuns of the ancient order of Lucrezie, as also evidenced by a notarial deed dated August 9, 1699, who resided there at least until August 23, 1747, when the small inner church dedicated to St. John was stripped of the fresco depicting the “Virgin Enthroned with Child,” to be transferred to the inner chapel of a parish church where it is still preserved today.
From then on the farmhouse was used as a farmhouse.
In 1999 the current owners began renovations that have restored the Casale vista Todi to its former glory.
All the buildings, which are in excellent condition, feature stone walls, wood and terracotta ceilings, solid wood doors, gates and fixtures.

Secondo la normativa vigente, è possibile ampliare la superficie destinata ad attività ricettiva tramite cambio d’uso dei due capannoni, senza limiti dimensionali, previa approvazione di un progetto.
Inoltre, una parte delle superfici agricole può essere convertita in residenziale, nel limite di 200 mq e entro 50 metri dal fabbricato più vicino, con possibilità di ricostruzione in altro sito fino a 1.000 metri di distanza. Ogni intervento è comunque subordinato a parere preventivo del Comune di Todi.
La superficie è calcolata sulla base della superficie netta calpestabile comprensiva dei divisori interni e aumentata del 10% di incidenza per le pareti portanti.
Stato e finiture
Il casale è parte integrante della storia di Todi e di tutto il suo comprensorio.
Si hanno infatti notizie certe della sua esistenza già dal 1400, anche se le sue origini sono ben più antiche in quanto, durante la sua ristrutturazione, sono stati rinvenuti dei reperti riconducibili all’epoca Romana.
Una moneta bronzea raffigurante “Cesare Augusto”, dei frammenti di mosaico, numerose pietre in travertino lavorato, archi portanti in pietra e mattoni testimoniano come l’attuale fabbricato nasca dalla demolizione del cosiddetto “Palazzo di Traiano”, una villa romana i cui resti in calcestruzzo, tuttora presenti, sono riconducibili alle antiche fondazioni.
La struttura fu poi posseduta dalle Monache dell’antico ordine delle Lucrezie, come testimonia anche un atto notarile del 9 Agosto 1699, che vi risiederono almeno fino al 23 agosto 1747, anno in cui la piccola Chiesa interna dedicata a San Giovanni venne spogliata dell’affresco raffigurante la “Vergine in trono con il Bambino”, per essere trasferito nella cappella interna di una chiesa parrocchiale dove è tuttora conservato.
Da quel momento in poi il casale venne utilizzato come casa colonica.
Nel 1999 gli attuali proprietari iniziarono i lavori di ristrutturazione che che hanno riportato il Casale vista Todi all'antico splendore.
Tutti i fabbricati, che si trovano in ottime condizioni, sono caratterizzati da mura in pietra, soffitti in legno e cotto, porte, portoni e infissi in legno massello.
